Buying houses in Plano
Plano is the largest of the Collin County markets and one of the later ones to turn. It peaked in May 2024, nearly two years after Frisco and McKinney, and a typical home is now worth about $493,000.
Why people in Plano call us
- Corporate relocation, in both directions
- Plano fills and empties with corporate moves, and the same relocation that brought a family here three years ago moves them again. A package usually covers the move, not the months a $493,000 house can sit while the market drifts.
- A late peak and a fast fall
- Plano topped out in May 2024 and is down 9.1 percent since, so a house bought at the high is worth meaningfully less today. In a community property state that gap is the thing two people have to agree on before anything else moves.
- A house in the older half of Plano
- The original west side of Plano is a different housing stock from the newer north, and an inherited house there usually comes with systems at the end of their life. Collin County process continues regardless of what the heirs decide.
- A house that is now too big
- Plenty of Plano sellers are not in trouble at all, they simply want out of four bedrooms and a yard. The obstacle is coordinating a sale with a purchase, which a fixed closing date solves.
A late peak and a fast fall
Plano reached $542,565 in May 2024 and has fallen to $493,092, down 9.1 percent. Almost all of that has happened recently: the twelve-month change alone is 3.8 percent. Where Arlington has been sliding gently since 2022, Plano held up and then moved quickly.
The practical effect is that Plano owners are frequently working from a price expectation formed in 2024 that the market has since left behind. There is no tactful way to put this: the number a neighbor got two years ago is not available now, and an offer built on current comparables will look low against it.
Five-year growth remains 15.8 percent, so most longer-term owners still have substantial equity. The squeeze is concentrated among people who bought or refinanced near the top.
Corporate relocation cuts both ways here
Plano has a dense concentration of corporate headquarters, and relocation is a more common reason for selling here than anywhere else we buy. That produces a specific problem: a start date in another state and a house that has not sold.
Carrying two homes is the expensive outcome, not accepting a slightly lower price. A mortgage, taxes, insurance and utilities on an empty Plano house runs to real money every month, and an empty house is also where insurers start limiting cover, most standard policies restrict claims once a property has been vacant for thirty to sixty days.
We can close on a date you choose, including a date after you have already moved, which is usually what relocating owners actually need rather than the fastest possible closing.
Collin County, and the older half of Plano
Most of Plano is in Collin County with a western portion in Denton County, so the Collin Central Appraisal District handles the majority of protests. The May 15 deadline applies as it does statewide.
East Plano, inside the older loop, is 1960s and 1970s housing and is a genuinely different market from the north of the city. Those houses carry the maintenance profile of their age, original cast-iron drain lines, aluminum branch wiring in some builds, and foundations that have had fifty years to move. None of that stops us buying. It does mean the offer on an east Plano house is not the citywide average, and we would rather explain why than quote a number with no reasoning attached.
The 2024 valuation problem
Plano peaked in May 2024. That is recent enough that a great many owners here hold a formal valuation from around the top, an appraisal done for a refinance, or a listing presentation from an agent, and the market has fallen 9.1 percent since.
A document with a number on it is persuasive in a way that a market trend is not, and it is the most common source of disagreement we have with Plano sellers. The appraisal was not wrong. It was correct in May 2024 and has expired in the way all valuations expire.
We will show you closed sales from the last ninety days on comparable streets. If those support your number, take it to a listing agent with our blessing. If they do not, at least the disagreement is about evidence rather than about who is being reasonable.
What a Plano cash sale is actually worth
On the typical $493,092 Plano house, commission at six percent is roughly $29,500. Add a seller contribution to closing costs and a post-inspection credit, near-certain on an east Plano house from the 1960s or 1970s, and the deduction from a listed sale is substantial before carrying cost is counted at all.
For a relocating owner the carrying cost is the decisive figure, because it is being paid on top of housing in the new city. Two mortgages for four months is usually a larger number than the gap between a listed sale and a cash offer, which is the comparison most owners make instead.
We close on your date. If that date is six weeks out because you want to move once rather than twice, that is fine and it costs you nothing.
Home value figures for Plano are the Zillow Home Value Index for this city, values as of August 2026. They describe the typical home between the 33rd and 67th percentile of the local market, not any individual property.
Questions we get about selling in Plano
Is my 2024 Plano house valuation still accurate?
Probably not. Plano peaked in May 2024 and has fallen 9.1 percent since, to a typical value of about $493,000, with 3.8 percent of that decline in the past twelve months alone. A refinance appraisal or listing valuation from around the peak was correct at the time and no longer reflects what buyers will pay.
I am relocating from Plano and my house has not sold. What are my options?
Carrying two homes is usually the expensive outcome, not accepting a lower price. Fair Home Buying closes on a date you choose, including a date after you have already moved, and most standard insurance policies begin limiting cover once a Plano house has stood vacant for thirty to sixty days.
